‘Đổ’ tiền vào bất động sản ven biển năm 2021

Vì đang ở giai đoạn đầu nên mức giá của phân khúc bất động sản du lịch còn thấp, đây là dư địa để nhà đầu tư có thể đổ tiền vào thị trường này, về trung và dài hạn sẽ có lợi nhuận.

Anh Nguyễn Minh Tuấn, người chuyên mua đất xây riêng lẻ rồi bán cho những người có nhu cầu mua để ở tại Hà Nội chia sẻ, anh kinh doanh mô hình này được vài năm nay và hiện có trong tay khoảng gần chục tỷ đồng đang muốn tìm hiểu bất động sản ven biển để đầu tư khi tình hình dịch bệnh đang dần được kiểm soát.

“Nếu bảo đi chọn mua đất thổ cư ở Hà Nội thì tôi thừa kinh nghiệm, nhưng chuyển sang bất động sản ven biển thì tôi chưa am hiểu lắm. Tôi chỉ nghĩ đơn giản du lịch hay nghỉ dưỡng là nhu cầu của mọi người nên bất động sản ven biển sẽ vẫn có cơ hội phát triển.

Tuy nhiên, vấn đề tôi băn khoăn là có nên đầu tư lướt sóng ở thời điểm này hay đổ tiền vào đầu tư dài hạn? Nếu đầu tư bất động sản ven biển thì khu vực nào sẽ có tiềm năng nhất?”, anh Tuấn đặt câu hỏi.

Nhà đầu tư băn khoăn có nên lướt sóng vào bất động sản ven biển thời điểm này hay đổ tiền đầu tư dài hạn?

Nói về phân khúc này, bà Dương Thùy Dung, Giám đốc Cấp cao CBRE đánh giá, bất động sản ven biển luôn luôn tiềm năng.

Tuy nhiên, bà Dung cho rằng, giai đoạn lướt sóng bất động sản ven biển đã đi qua. Nhiều thị trường đã trải qua những cơn biến động giá mạnh mẽ sau giai đoạn tăng trưởng nóng.

“Theo tôi đầu tư trung và dài hạn sẽ đem đến hiệu quả cao cho nhà đầu tư đối với bất động sản ven biển”, bà Dung nhận định.

Còn ông Nguyễn Văn Đính, Phó Tổng Thư ký Hiệp hội Bất động sản Việt Nam cho rằng, du lịch đang được xem là mũi nhọn phát triển kinh tế Việt Nam. Hiện nay, chúng ta đang thúc đẩy phát triển du lịch, hạ tầng, tạo điều kiện để du lịch có thể sớm cất cánh. Tuy nhiên, việc đầu tư hiện nay cho ngành du lịch đang ở giai đoạn bước đầu, vì vậy cần phải đầu tư rất nhiều vào hạ tầng để phát triển kinh tế du lịch.

Theo ông Đính, vì đang ở giai đoạn đầu nên mức giá của phân khúc bất động sản du lịch còn thấp, đây là dư địa để nhà đầu tư có thể đổ tiền vào thị trường này.
